Samson Menaik Road Commercial Development Project

The project entails a two phase approach:
Phase 1- Planning to create an Area Structure Plan and Land Re-Designation of the LSD location Se 13-44-26-4 and if approved by the County, moving to Phase 2- The establishment of a Gas Station n Samson Cree Nation Freehold Land adjacent to Highway 2 and Menaik Road.

Samson Cree Nation proposes to develop and operate a retail fuel station C Store and restaurant on Samson lands located at the junction of Highway #2 Corridor (Queen Elizabeth Highway) and Township Road 442, in the County of Ponoka, Alberta. The General Size of the Site Area is 2670m2 as indicated on the attached site/google map. As noted in the diagram, there are 4 gas islands proposed for the project with one common fuel tank. The site will also require one water well at this time and one waste water tank as well as attendant paving for parking and roadways.

Existing Utilities, Overhead 3-Phase Power, Natural Gas Development and Extensions
Internal roadways
Store water runoff and storage

All infrastructure and related studies will be undertaken by an Engineering Firm. The studies are:
- Geotechnical/Water Flow Assessment/Hydrogeological (Desktop)
- Environmental Impact - Level 1
- Traffic Impact Assessment including traffic counts
- Topographic Data
- Legal Cadastral base, quality aerial photography, and existing infrastructure - These studies  will determine the setbacks, power, well and waste locations, roadways
