CLCOI Road B Sewer and Water

The project involves a design for a future subdivision of 36 single family dwelling units on "Road B" in the community of Cross Lake, Manitoba. In support of the project, WSP was retained to provide a geotechnical investigation, topographical survey, project supervision, base plan, and support during the Project Planning Phase, Project Design Phase, Construction Phase, and Commissioning Phase. WSP's scope of work also involves advancing gravel driveways and linear infrastructure. The buildings (i.e. houses) are to be completed by another company. It is proposed that there will be a gravel road access and driveways to each lot. The lot sizing for the 36 units is approximately 100' wide by 150' deep. It is proposed that the subdivision is serviced by piped sewer and water for the 36 units, and has fire protection. The entirety of the project footprint for the road and future
housing is contained within a previously cleared area, surrounded by forest and near a residential area. No significant vegetation (trees or shrubs) has been retained as the area was previously cleared. The project area is located within the Hayes River Upland ecodistrict of Manitoba. In the past, the project area consisted of a boreal forested natural state with wetlands.  Currently, it is a mostly developed area, with residential homes nearby. Based on a previous geotechnical investigation WSP completed at a nearby property in support of another project, the potential frost penetration depth is about 3.4 metres. Geotechnical reports completed for previous project at Cross Lake found the
dominant soil type to be silty clay. Overburden materials commonly encountered included organics, clay/granular fill, silty clay, silt, and sand. Previous geotechnical reports conducted within the vicinity of the project site identified the depth of groundwater to vary with water seepage identified during test pitting that ranged from near surface seepage to depth of 4.57 meters below
ground surface to no seepage. Actual groundwater depths can vary seasonally and in response to major weather events. Raw drinking water for the Cross Lake community is obtained from the Nelson River (surface water) and treated at their water treatment plants.
