Chipewyan Prairie Subdivision Phase 5

Chipewyan Prairie First Nation and Indigenous Services Canada are planning to advance subdivision development within the community through the construction of Phase 5. Phase 1 of the subdivision was completed in 2023, adding 16 new lots, and Phase 2 was completed in 2025 with an additional 13 lots. This Environmental Project Description summarizes the results of both a desktop review and a field assessment conducted to identify environmental sensitivities within the proposed Phase 5 subdivision area, with the field visit completed by Associated in October 2025 prior to geotechnical investigations. The Phase 5 subdivision development will include installation of a 200 mm PVC sanitary line and a 200 mm PVC watermain, tying into the existing Phase 1 systems and terminating with end caps at the limits of construction. In addition to deep utilities, the project will involve construction of the internal roadway network with granular road structure, ditches, driveway and residential approaches, and gravel house pads supported by subgrade preparation. Drainage improvements will include the installation of multiple 500 mm and 600 mm CSP culverts with defined slopes. Site preparation will require clearing and grubbing of the development area, topsoil stripping, followed by grading and placement of topsoil to restore disturbed surfaces.

May 11, 2026– Indigneous Services Canada intends to make a determination regarding whether the carrying out of the project is likely to cause significant adverse environmental effects. To help inform this determination, Indigneous Services Canada is inviting public comments until June 10, 2026 respecting that determination.
