YMX International Aerocity of Mirabel - Lion Electric Industrial Complex

The company Lion Electric is proposing to build an industrial complex that will house an Innovation Centre dedicated to the design of new electric vehicles, as well as a battery pack assembly plant to supply its vehicle assembly plants. The future Lion industrial complex is expected to be built on the newly created lot numbered 6 243 516 ptie, located on the western part of the Mirabel International Aerocity site, which has an area of approximately 157,307 m2.  

The project includes the construction of the following two buildings:  

  • The Innovation Centre will be a specialized industrial building with a footprint of approximately 14,704 m2. The exterior portion will include five parking areas for employees and visitors, with a total capacity of approximately 695 spaces.  
  • The battery assembly plant will be a conventional industrial building with an area of approximately 14,539 m2. The exterior portion will include two employee/visitor parking areas with a total capacity of approximately 350 spaces. 

The new manufacturing and innovation centre will be a key link in the specialized supply chain required for the electrification of transport, helping to create a zero-emissions technology ecosystem and fostering a world-class talent pipeline. The project will create 135 high-quality direct jobs over the next two years and up to 250 jobs in the longer term.  

Lion plans to implement sustainable development practices during the construction of the plant and will continue its efforts to promote the use of electric vehicles among its employees and visitors by offering free, efficient charging infrastructure on site.

October 6, 2021 - Aéroports de Montréal has determined that, by applying the planned mitigation measures, the Lion Industrial Complex project is not likely to cause significant adverse environmental impacts.

This determination takes into account the following factors:

  1. Impacts on the rights of Indigenous peoples
  2. Indigenous knowledge;
  3. Community knowledge; 
  4. Comments received from the public; and
  5. Technically and economically feasible mitigation measures.

 

The mitigation measures considered for this determination are based primarily on the following components of the physical environment:

  1. Air quality;
  2. Water quality;
  3. Soil quality;
  4. The fauna and flora present;
  5. Wildlife habitats;
  6. Health and safety.

 

The measures identified to mitigate the environmental impacts will be implemented by the developer. Accordingly, Lion Electric may carry out the project and Aéroports de Montréal may exercise its powers to allow the project to proceed..
