Address Fuel Storage Tank System Deficiencies

Brief Project Overview:


The existing tenant fuel tank system that supplies fuel to the backup generator is decommissioned resulting in the requirement to remove the fuel tank, generator, load bank and ensure that the remaining fuel system meets code requirements.


An Engineer has reviewed the site and provided Issued for Construction documents to complete the following:


• Manual shut of valve to be supplied and installed at building exterior wall complete with an access platform and stairs.
• Replace ultrasonic liquid sensor with ULC approved unit.
• Supply and installation of an anti-siphon valve on main tank supply line and tee along with test valve and cap.
• Replace existing return pump with a ULC approved pump.
• Modify supply pump sequence of operation to obtain two redundant (independent) level control systems.
• Decommission one tenant generator set including day tank (1126 litres) and remove it from site complete with its with exhaust duct up to wall.
• Removal of the existing load bank


Work is generally limited to the interior of the building along with select work on the roof above the generator room and finally an opening in the wall to hoist the obsolete generator from the building.


Description of General Project Activities:


A certified and insured general contractor and their subcontractor(s) will perform the following activities:

Exterior Work
- Remove rooftop mounted duct and patch roof,
- Cut exterior wall of generator room to allow for hoisting/removal of Tenant generator onto a truck bed,
- Reinstate exterior wall, fresh air intake dampers and the exterior ductwork, and
- Removal and replacement of non-compliant fuel storage tank systems components and replace with compliant components.


Interior work
- Removal and replacement of non-compliant fuel storage tank systems components and replace with compliant components.
- Removal of obsolete tenant generator and day tank,
- Removal of existing load bank,
- Reinstate interior wall of generator room, and
- Update existing fuel system drawings and registration.

Work is expected to occur by personnel using powered and non-powered hand-held tools within the building's interior along with
exterior work by personnel using mechanized equipment including hoisting equipment and flatbed truck to remove the generator. Powered and non-powered hand-held tools are also expected to be used during exterior work procedures.

This work will not include any alteration, removal or replacement of existing parking lot, roadway, utility infrastructure or pathways, nor is work expected to involve relocation or redesign of trees, wildlife habitats or vegetation (aside from reinstating grass if damaged).
